Every home at Gorwood Rise comes with something most new builds can't offer: a decade of zero home energy bills, courtesy of our partnership with Octopus Energy. Solar power, heat pumps and smart energy management work together to generate and manage your own renewable power, so instead of watching prices rise, you watch them disappear.
It sounds too good to be true, but it isn't. Below, we've answered the questions we get asked most, from how it actually works to what's included and what happens after year ten.
What makes a Zero Bills home?
Zero Bills is a world-first smart tariff helping you to live in comfort with no energy bills for your home, guaranteed for at least 10 years. It’s made possible through a combination of low carbon devices – battery, heat pump, and solar PV – intelligently managed by Octopus tech to keep you warm all year round.
How long will I get zero energy bills for my home?
Octopus Energy guarantees to offer the Zero Bills tariff for at least 10 years. It begins from the point of first occupation.
What happens after the guarantee term?
We intend to offer the Zero Bills tariff on an ongoing basis, so long as your home’s hardware (battery, heat pump, solar) remains operational.
What happens if I sell the home before the guarantee is up?
The remaining length of the guarantee will pass over to the next purchaser.
Is there a limit on the energy I can use?
There’s a Fair Use Allowance on total electricity across the year, tailored to your property and you’re unlikely to exceed this unless you’ve very high energy use (T&Cs).
What happens if I exceed the Fair Use Allowance?
Any electricity above the Fair Use Allowance will be billed at the Flexible Octopus unit rate (still no standing charge), with billing done on an annual basis.
What happens if the hardware fails?
If your solar, battery, or heat pump aren’t working as they should, Octopus reserves the right to move you to a different tariff (like our Flexible Octopus for import and Smart Export Guarantee for export). But don’t worry - we wouldn't do this for the short period while the devices are fixed.
Can I still benefit from Zero Bills if I have an EV?
EV charging isn’t included within the Zero Bills tariff, and will be billed separately at the Intelligent Octopus Go unit rate (7p/kWh as of Sept 2025 - subject to change).
